Burgh Quay - Dublin City Centre Refurbishment
Scope of works: Refurbish commercial premises into a 2 bed apartment.
Remove all existing floor coverings and all timber cladding stud partitions. Wall dividing bathroom was removed to create an open bathroom area. All waste was disposed of off site.
A new fuse board was supplied and fitted, additional sockets, tv points and phone lines were added to both bedrooms. New light fitting, extractor fan and shaving light were fitted to bathroom. New sockets, fuse switch and immersion were fitted to kitchen area.
As this building only has the one water supply our plumber strategically designed and installed a new water system. A new cylinder and water tank with an internal pump where supplied and fitted. After disconnecting the existing bathroom fitting we fitted a new quadrant shower tray, shower enclosure, mains shower fittings, WHB with taps and floating vanity unit, WC and floating storage unit. A new water supply was installed for the kitchen sink.
Our skilled plasterers carried out all plastering works on this project. This varied from skimming new plasterboard to stud partitions, hallway area and patching in old holes and doorways.
Bathroom walls were tiled floor to ceiling with white Bisland wall tiles. The kitchen splash back was also tiles with white Bisland wall tiles. A 300×300 floor tile was used in bathroom which continued through to the kitchen floor area.
Ceilings were prepared before applying two coats of matt emulsion to all ceilings. All walls were prepared before applying two coats of soft sheen emulsion. All sash window and shutters were prepared and painted with off white satin.
Timber studs partitions were fitted to the clients floor plan to create the two bed apartment. We dropped the ceiling in the hallway to create an attic storage area along with a fitted pull down stairs. Kitchen and wardrobes were custom made on site and fitted. A new storage area above kitchen units was constructed and finished with high gloss doors to accommodate new water tank and cylinder. Existing shutters were removed, new hinges fitted and shutters were brought back to working order. Oak finish doors, frames, architraves and skirtings were fitted throughout this property.
Acoustic underlay was fitted to floor before installing a solid oak floor to bedrooms, hallway and living area.
This property was cleaned by our cleaners following works and left for presentation to our client.
